Closed home sales in the Naples area were weaker in July when compared with the same period one year earlier. The Naples Area Board Of Realtors (NABOR) reports that 564 properties changed hands last month compared to 605 in July 2011.

Median price (the price that half of the homes sold for more and half sold for less) increased from $175,000 one year ago to $190,000 today.

The inventory of available homes and condos for sale continued dropping in July. There are 6,188 properties listed for sale today, down 12% from last July’s 7,010.

The average days it took to sell a home after listing increased slightly in July to 176 days, up from 173 one year ago.

The monthly reports track Realtor sales through the Sunshine Multiple Listing Service (MLS) in Collier County, excluding Marco Island.
