October was a good month to be selling a home in the Naples area as closed sales jumped 20% and median price increased 21% from the same period in 2011.

These statistics come from the Naples Area Board Of Realtors (NABOR) in their report for October.

There were 642 closed sales last month, including 305 single family homes and 337 condominiums. This compares with 537 closings in October 2011, which included 298 homes and 239 condominiums. Condominium sales increased 40% year over year.

As sales have risen, so have prices, with the median price finishing October 2012 at $192,000. During the same month last year, the median price for Naples area homes and condominiums was $159,000.

More homes sold means that the available inventory has dropped significantly in the past year. Today, there are 6,409 properties available for sale compared with 7,325 one year ago.

It still, on average, takes about the same length of time to sell a home today as it did one year ago. The average days on market is currently 170 days in the Naples area, compared with 169 days last year.
