NABOR-logoThe positive trend in total closed sales and median price continued in the Naples area during 2012 according to statistics released by the Naples Area Board Of Realtors (NABOR). Last year’s numbers reflect all sales that involved the services of a Realtor in the city of Naples and unicorporated Collier County with the exception of Marco Island.

Total closed sales jumped from 8,345 in 2011 to 9,121 last year. This breaks down to 4,504 homes and 4,617 condominiums sold in 2012.

Median price also increased significantly during 2012, beginning the year at $175,000 and finishing at $204,000, a 17% jump over the 12 month period. The median price for homes that sold in 2012 was $239,000 compared with $210,000 one year earlier. Condomium median prices finished the year at $173,000, up 9% from the 2011 median price of $160,000.

The inventory of available homes and condominiums for sale continues to fall, finishing 2012 at 6,557 from the 7,581 on the market one year earlier. Today, there are 3,081 single family homes and 3,476 condominiums available for purchase.

On average, it takes about six months to sell a home or condominium in the Naples area. The average number of days on the market for a single family home is now 171, up 1 day in the past year. The average number of days need to sell a condominium stands at 180, down 2 days since the beginning of 2012.
