A new development named “Downtown Estero” will soon be going  from the planning stage to actual construction.

Bonita Springs-based CH Estero Land Limited has presented the apartment phase of its 35-acre Downtown Estero development to the Estero Design Review Committee. Downtown Estero, proposed for U.S. 41 and Broadway Ave, is zoned for 310 multifamily units, a 125-room hotel, a 200-bed assisted living facility and up to 200,000 square feet of commercial.

CH Estero Land purchased the land six years ago and went through several years of zoning and public presentations. With the economy heating back up in Southwest Florida, CH Estero Land wants the apartment phase to kick off the project. Lee County’s current 80% reduction for new construction impact fees is scheduled to end in March of 2015, and CH Estero Land officials want to begin construction soon in order to benefit from the temporary fee reduction.

Charleston, S.C.-based Kassinger Development has plans to build Downtown Estero’s apartments. The developer plans to build higher-end apartments. The parcel will feature one-, two- and three-bedroom units. The average will be 1,250 feet plus a 110-square-foot lanai.

Downtown Estero will feature a main street off U.S. 41. The hotel and commercial uses are set aside to be located along the main street.

CH Estero Land has not decided what type of building architecture will be used.
