Sold-signFollowing the trend all over Southwest Florida, the closed sale of homes and condominiums in the Fort Myers-Cape Coral area were down almost 13% in June when compared with the same month in 2015.

There were 1,177 single family homes sold during the sixth month of this year, down 12.3% from 1,342 twelve months ago.

514 condominiums in the Fort Myers-Cape Coral area traded hands in June, down from 596 one year ago.

The median price of single family homes in Lee County increased 9.8% from June 2015 to June of this year and now stands at $230,500.

The median price for condos is flat over the past twelve months and now stands at $181,500, or $500 less than one year ago.

The inventory of available properties for sale has increased significantly from June of last year to today. There are now 5,008 single family homes and condominiums in the Fort Myers-Cape Coral that are actively listed for sale on the local Multiple Listing Service which is up 16.4% from 4,301 in June of 2015.

These statistics cover the Fort Myers-Cape Coral metro area which covers most of Lee County with the exception of Sanibel Island, Estero and Bonita Springs, which all have already reported less closed sales in June when compared with the same month one year earlier.
