The Offer: Jim will research recent closed sales, existing active listings, notable home features and current market trends, combining that with any information that can be discerned regarding the seller’s motivation, and provide you with a very accurate indication of an anticipated purchase price. In addition, he will explain other contractual elements that may increase the likelihood of seller acceptance. Every seller is different, and if you desire to purchase a distressed home, Jim has extensive experience with bank, Fannie Mae, Freddie Mac and HUD owned properties. Jim is a highly skilled negotiator and will always use your instructions and work in your best interest.
Other Financial Considerations: You will always have the latest property tax information, condo/H.O.A. fees and club membership requirements for every home that interests you. You will also be provided with all condo/H.O.A. documents, including rules and regulations, deed restrictions and a current budget. In addition, Jim will assist you with securing homeowners insurance premium quotes and determining which specific flood zone a property is located within. Jim has relationships with lenders, title companies, home inspectors and contractors if the need arises. Jim never charges a fee for his services. His compensation is pre-determined when the property is listed and paid by the seller at closing.
