Price Increase-GraphicThe number of closed single family home sales in Lee County dropped slightly during 2017 when compared with the previous year. Home sales were down 1.5%, while the sale of condominiums increased 6.5% during the twelve month period.

In neighboring Collier County, single family home sales increased 3.5% and condo sales were up 5% last year.

The 2017 closed sale statistics were significantly affected by Hurricane Irma in September, which caused major damage, and altered the sale of real estate across all of Southwest Florida.

The median price of all types of property sold increased across the board in both counties. The median price for a single family home in Lee County jumped 7.1% from $227,400 to $243,500. Lee County condos also increased in price from $181,000 in 2016 to $185,000 last year, a jump of 2.2%.

Median single family home prices in Collier County increased 3.5% to $434,900 and condo prices were up 4.5% to $273,700 to end the year.

The number of single family homes actively listed for sale on the multiple listing service during 2017 was down 2.9% year over year with 5,305 homes marketed, compared to 5,463 in 2016. Condominium listings during the year were up 0.4% from 3,259 in 2016 to 3,271 last year.
